How to Apply Taxes to Rental Listings in Sparkforge

By Sparkforge Support Team ·Last reviewed May 3, 2026

Each Sparkforge rental listing auto-creates a linked product. Attach manual tax rates to that product so taxes calculate automatically on the public booking page, booking record, invoices, and reports.

Taxes in Rentals let you present a clean, itemized checkout while keeping reporting accurate. Each listing automatically creates a linked product, and you attach manual tax rate(s) to that product. Taxes then appear on the booking page, booking record, invoices, receipts, and exports.

Why use rental taxes

  • Compliance: apply accurate sales, VAT, or GST rates per listing.
  • Consistency: totals stay aligned across booking pages, records, invoices, and exports.
  • Transparency: customers see an itemized breakdown before payment.
  • Control: assign different tax rates to different listings as needed.

How manual taxes work

Manual taxes attach to a Product, not directly to the listing. Because each listing has a linked product, assigning tax rate(s) to that product ensures the correct taxes apply to every booking.

  • Each listing auto-creates a linked product.
  • Add tax rate(s) to that product in Payments → Settings → Taxes.
  • When the listing is booked, those rates apply automatically.
  • If tax settings are inclusive in Payments, the system extracts the tax portion from the listing price.
  • If exclusive, tax is added on top of the rental subtotal.

If multiple listings are in one booking, taxes calculate per listing and combine into the final total.

Where taxes appear

  • Public booking page (itemized above the total)
  • Booking edit view in Rentals
  • Payments tab of the booking
  • Generated invoices
  • Receipts and module exports

Apply taxes to a rental listing

  1. In your sub-account, go to Settings → Calendars → Rentals.
  2. Select the listing to edit.
  3. Open the Inventory & Pricing tab.
  4. Click Configure Taxes for This Listing.
  5. In the linked Product window, choose Add Tax Rate or select an existing rate, then save.
  6. Save the listing.

Future bookings for that listing automatically itemize the tax line on the booking page, appointment record, and invoice.

Frequently Asked Questions

Can I use different tax rates for different listings?
Yes. Taxes configure per rental listing through its linked product, so each listing can have its own rate(s).
Do tax changes affect past bookings?
No. Changes apply to new bookings going forward. Existing bookings stay unchanged unless modified manually.
How are taxes handled in multi-listing bookings?
Each listing calculates its tax independently, and the system combines the amounts into the final booking total.
Are taxes applied to the security deposit?
No. Taxes apply only to the listing total, not to the associated security deposit.
What if my Payments setting is inclusive vs. exclusive?
Inclusive extracts the tax portion from the listing price. Exclusive adds the tax on top of the rental subtotal.
